Key Points From This Episode:

In this episode of the Real Estate Hustlers podcast, we had the pleasure of speaking with Christian Osgood, a former sales professional who has successfully transitioned into real estate, amassing a $24 million portfolio. Christian is the founder of Kinshow Property Management and MultifamilyStrategy.com, and he’s done it all without relying on bank loans or syndications.

Christian shared his journey from working at the CoStar Group to realizing that the only way to truly be an investor is to buy real estate. He started with duplexes and quickly learned that scaling with small buildings was challenging. His breakthrough came with a seller-financed 38-plex, which he acquired with his business partner, Cody Davis. Over the past two years, they’ve accumulated around 200 multifamily units and have expanded their educational platform and property management company.

We delved into the topic of seller financing, a strategy that Christian has mastered. He emphasized the importance of building relationships with experienced investors in the market and learning from them. Christian’s approach involves meeting with those who have achieved his financial goals and establishing trust, which has led to opportunities for seller financing deals.

Christian also discussed the importance of long-term, fixed-rate, cash-flowing debt and shared his strategy for managing properties in new markets. He advised against starting a property management company due to its low margins and high risks, suggesting instead to focus on building a good team and finding competent third-party management.

We touched on the challenges of managing scattered sites and the complexities of hospitality management, as Christian shared his experience with a seller-financed resort acquisition. He candidly reflected on the lessons learned from diversifying too early and the importance of keeping the main thing the main thing.

For those interested in reaching out to Christian or learning more about his strategies, he recommended his YouTube channel, Cody and Christian Multifamily Strategy, and his Instagram account @ChristianOsgood.

Overall, this episode provided valuable insights into creative financing, property management, and the importance of focus and scaling in real estate investing.
